If a relative who owned property in Chile has passed away, those assets — a house, an apartment, a parcel of land, vehicles or bank accounts — are frozen until the Chilean probate, known as "posesión efectiva", is completed. Only then can the heirs register, sell or distribute the estate.
What we handle
- Probate (posesión efectiva) — with or without a will, before the Civil Registry or the courts.
- Inventory of the estate and calculation of the inheritance tax (Law 16.271).
- Registration of the inherited property in the heirs' names at the Real Estate Registry.
- Rural land without title: we combine probate with title regularization (D.L. 2695) so the land ends up clean and registered.
- Distribution or sale of the assets among the heirs, including subdivision of inherited land.

You do not need to be in Chile. Most steps are handled before public bodies — often online — and with a power of attorney we act on your behalf from start to finish, in English and Spanish. Inherited land or a parcel in the south?
Estates in southern Chile often include rural land or "parcelas de agrado" that were never properly titled or were bought as shares of a community. We resolve both the inheritance and the property regularization together, so the heirs receive a registered, sellable asset.
